Continuing Care Retirement Communities — also called CCRCs or Life Plan Communities — offer independent living, assisted living, and often memory care or skilled nursing all on one campus. Important Considerations

CCRCs vary significantly in how they structure their contracts and fees. The three main contract types are:

Type A — Life Care

Higher upfront entrance fee, but covers all future care at little to no additional charge. Provides the most financial predictability long-term.

Type B — Modified

Entrance fee plus discounted rates for higher levels of care when needed. A middle ground between full life care and fee-for-service.

Type C — Fee for Service

Lower or no entrance fee. You pay market rate for each level of care as you need it. Less upfront cost, more variable cost over time.

Rental Model

No entrance fee — monthly rates only. Most common in the North State market. More flexible but less long-term price certainty.

Most communities in the North State region operate on a rental model rather than a traditional CCRC entrance-fee structure. This makes them more accessible but means there is less long-term cost protection than a full life-care contract provides.
