What to Look for on a Senior Living Tour
Most families tour 2–3 communities before deciding. Use this checklist so you know exactly what to ask — and what to notice — on every visit.
Print this checklist and bring it to every tour. The things you notice in person will tell you far more than any website or brochure.
Before You Arrive
- Look up the community's state inspection report at ccld.dss.ca.gov — check for any recent citations or violations
- Note the published monthly rate and what's included vs. billed separately
- Write down your loved one's top 3 priorities (safety, activities, location, faith, etc.)
- Bring a second person if possible — two sets of eyes catch more
First Impressions
- Does the building feel clean and well-maintained — no strong odors?
- Are common areas bright, welcoming, and actively used by residents?
- Do staff greet residents by name as they pass?
- Do residents appear engaged and content, or withdrawn and alone?
- Is the outdoor space accessible, attractive, and actually used?
Staff and Care
- What is the staff-to-resident ratio during the day? At night?
- How long has the Executive Director been in this role?
- What is the average length of employment for caregiving staff?
- How are staff trained — especially for dementia care if applicable?
- Who is the first point of contact for family concerns?
- How are medical emergencies handled? Is there a nurse on-site 24/7?
- How are care plans developed and updated as needs change?
Daily Life and Activities
- Ask to see this week's activity calendar — is it varied and genuinely engaging?
- Are activities offered at different times of day, including evenings?
- Are residents encouraged to participate, or left to opt out entirely?
- Is there transportation for outings, appointments, and errands?
- Can family members join for meals or activities?
- Are religious services available or arranged?
Dining
- Can you eat a meal or taste the food during the tour?
- Are multiple options offered at each meal, or is it one set menu?
- How are dietary restrictions and allergies accommodated?
- Are meals served in a dining room, or can residents eat in their room?
- What hours are meals served — is there flexibility?
The Room
- Is the room private or shared? Can you see both options?
- Can residents personalize their space with their own furniture and photos?
- Is the bathroom accessible — grab bars, roll-in shower if needed?
- Is there reliable Wi-Fi and cable TV?
- Is the room call-system response time acceptable?
Costs and Contracts
- What is included in the base monthly rate? What costs extra?
- How and how often can rates increase?
- What happens if a resident runs out of money — is there a Medi-Cal conversion option?
- What is the discharge policy? Under what conditions can a resident be asked to leave?
- What is the refund policy if a resident leaves or passes away early in the month?
- Is there a written care plan and residency agreement you can take home to review?
After the Tour
Within 24 hours, write down your gut reaction to each community. Which felt like a place your loved one could be comfortable? Which staff member stood out? What did you notice that wasn't in the brochure?
If you're unsure, schedule a second visit — this time unannounced, at a different time of day. What you see on a Tuesday at 10am may look quite different from a Saturday at 5pm.
